This post explains which documents are required to process a CDA and why incomplete files delay payment.

Submitting a CDA is not just about filling out a form.
It is about supporting that request with the correct documentation.

When documents are complete, payment is smooth.
When documents are missing, payment slows down.

Why Documents Matter

A CDA authorizes the movement of funds.

Before a CDA can be issued, Easy Realty must be able to verify:

  • The transaction
  • The compensation structure
  • The parties to the deal
  • The brokerage’s role in the transaction

We cannot rely on assumptions or partial files.
We rely on the documents you submit.

Required Transaction Documents

At a minimum, your CDA request must be supported by:

  • A fully executed purchase, sale, or lease agreement
  • All executed addenda that affect compensation
  • Any commission or compensation-related agreement
  • Amendments if the price or commission has changed

Unsigned or draft documents cannot be used.

Settlement Statements

If a preliminary or final settlement statement is available, upload it.

This is not always required at the time of submission, but it is helpful and can prevent last-minute issues.

Settlement statements must clearly show:

  • Gross commission
  • Brokerage side
  • Any adjustments affecting payout

Referral Transactions

If the transaction involves a referral, you must include:

  • The executed referral agreement
  • Any referral fee disbursement authorization

Referral transactions cannot be processed without clear broker-to-broker documentation.

Rental Transactions

Rental deals often cause confusion.

For rental transactions, documentation may include:

  • Executed lease agreement
  • Any written agreement showing compensation terms
  • Documents identifying who is issuing payment (owner, management company, or brokerage)

If the check is issued by anyone other than a closing company, Easy Realty must receive the funds and redistribute commission by ACH.

What Happens If Documents Are Missing

If required documents are missing or incomplete:

  • The CDA request will be returned
  • You will be notified through the support ticket
  • Payment will not be scheduled until the file is complete

This is not punitive.
It is required to protect everyone involved.

Common Documentation Issues We See

These issues cause most delays:

  • Missing signatures
  • Uploading only the first page of an agreement
  • Submitting outdated amendments
  • Incorrect commission amounts that do not match the contract
  • Uploading screenshots instead of full documents

Double-check before submitting.

A Simple Rule of Thumb

If the document affects:

  • Price
  • Commission
  • Parties
  • Brokerage compensation

It should be uploaded.

It is always easier for us to ignore an extra document than to chase a missing one.
