Your Own Real Estate Transaction, Made Easier

Buying, selling, or investing in your own property? Easy Realty has made the path clearer. Agents can handle eligible personal transactions solely as a principal or choose to put the transaction through Easy Realty and use the Brokerage infrastructure available to them. Our Agent-Owned Property Transactions Policy explains the difference, while Easy Realty services can help make Brokerage transactions easier.

Agent-owned real estate transactions are different because sometimes you’re not representing a client. You’re the buyer, the seller, or the investor.

Easy Realty agents buy homes, sell their own properties, acquire investment properties, own real estate through business entities, and participate in other transactions where they have a personal financial interest.

We’ve made the path for handling those transactions clearer.

You Have Options

When you’re dealing with your own property, there are generally two very different ways to approach the transaction.

You may be acting solely as a principal in your own personal transaction, where permitted by applicable law.

Or you may choose to conduct the transaction through Easy Realty and take advantage of the Brokerage infrastructure available to you.

The important thing is keeping those two paths clearly separated.

Want Easy Realty Involved? Put the Transaction Through the Brokerage

There are advantages to conducting your own transaction through Easy Realty.

When the transaction is handled through the Brokerage, you can use the Easy Realty systems, Brokerage resources, transaction processes, Broker supervision, and applicable services available for Easy Realty transactions.

If you’re selling your own property, you can also take advantage of our Listing Coordination Service when appropriate.

Listing Coordination can help with the administrative work behind getting your property listed, including MLS entry, listing documentation, authorized updates, listing administration, and related support.

You own the property. You remain the agent. Easy Realty helps provide the Brokerage infrastructure behind the transaction.

Prefer to Handle It Solely as a Principal?

There are circumstances where an agent may choose to handle an eligible personal property transaction outside Easy Realty solely as a principal.

That’s a different path.

An outside personal transaction needs to remain genuinely separate from Easy Realty. Brokerage forms, systems, MLS access, memberships, compensation infrastructure, transaction resources, branding, and other Easy Realty resources aren’t available for a private transaction simply because the owner happens to be affiliated with Easy Realty.

If you’re going outside the Brokerage, you’re responsible for independently obtaining the appropriate documents, professional advice, services, and resources for that transaction.

If you want the benefits of Easy Realty’s Brokerage infrastructure, the easier route may be to put the transaction through Easy Realty from the beginning.

What About Buying Your Own Property?

The same basic distinction matters when you’re the buyer.

If you’re purchasing solely as a principal outside an Easy Realty Brokerage transaction, you’re acting as the buyer rather than independently acting as your own compensated real estate brokerage.

If you want to perform licensed real estate services in connection with your purchase and have Brokerage compensation associated with those services, the transaction needs to be handled through the appropriate Easy Realty process.

That distinction helps keep personal purchase terms, seller concessions, Brokerage compensation, and licensed activity clearly separated.

Own the Property Through an LLC?

That doesn’t necessarily change the picture.

Agent-owned transactions can involve property held or acquired through LLCs, corporations, partnerships, trusts, joint ventures, or other ownership structures.

If you have an ownership, beneficial, controlling, or material financial interest in the property or ownership entity, make sure that interest is properly disclosed when the transaction is being conducted through Easy Realty.

Selling Your Own Property?

If you choose to list your property through Easy Realty, you can also request our Listing Coordination Service.

It’s particularly useful if you don’t maintain your own MLS access or simply want Easy Realty to assist with the administrative machinery behind the listing.

Agent-Owned Real Estate Transactions: Know the Rules Before You Start

We’ve published the Agent-Owned Property Transactions Policy in the Policy Hub to establish a clear framework for these transactions.

It covers:

  • Personal transactions versus Brokerage transactions
  • Agent-owned purchases and sales
  • Disclosure requirements
  • Compensation
  • Seller credits and concessions
  • Brokerage and third-party forms
  • Easy Realty systems and resources
  • Entity-owned and co-owned properties
  • MLS listings
  • Listing Coordination
  • Advertising
  • E&O and insurance considerations
  • Documentation
  • Broker review and supervision

If you’re considering buying, selling, leasing, or otherwise transacting in property in which you have a personal interest, review the policy before you decide how you’re going to handle the transaction.

And if you want Easy Realty’s Brokerage resources behind you, make it an Easy Realty transaction.

Your property. Your investment. Your choice of how to structure your business.

And when you want the Brokerage involved, we’re here to make it easier.
